Beach huts in Christchurch

There are four main locations for beach huts in Christchurch: Mudeford Sandbank, Gundimore Beach, Friars Cliff Beach and Avon Beach.

Mudeford Sandbank

There are 348 huts on Mudeford Sandbank. These are overnight huts and can be slept in between 1 March and 31 October inclusive.

All the huts are privately owned and are located on sites licensed to Beach Hut owners for which an annual licence fee is payable. Each one is subject to the terms, conditions and regulations as detailed in the Mudeford Sandbank beach hut handbook. Beach hut tenants are permitted to apply annually for permission to keep a small craft on Mudeford Sandbank.

There is no waiting list as huts are normally sold by using an estate agent, by word of mouth or by advertisement. Transfer fees are payable on change of ownership.

Any alterations or rebuilds must comply with the handbook and can only take place between 1 October and 30 April. At least 14 days written notice must be given before any work is started on a beach hut.

The relevant rebuild and alteration applications along with an application guide can be obtained by contacting the Beach Hut Team. No works are to be undertaken on beach huts (excluding category 3 works on Mudeford Sandbank) without written permission from the council.

Toilets, mains water and electricity are not provided in the huts but there are public toilets, showers and water standpipes provided on the beach.

Customers must not fix or connect hosepipes to the taps in the public toilets or to the standpipes at the beach or any other water supply pipework located on or under the beach. Interference with these water fittings, taps, standpipes or any other water supply pipework (including using any device to fix the taps open) is an offence under the Water Supply (Water Fittings) Regulations 1999 and can result in a fine being issued.

Access via car is permitted at certain times of the year for repairing huts or removing equipment. Permits can be obtained from the Hengistbury Head visitor centre on 01202 451618 or hengistbury.head@bcpcouncil.gov.uk.

As a beach hut tenant, you are entitled to one car parking permit for Mudeford Quay at the resident's rate. Any further permits will be priced based on whether you are a resident or non-resident.

Friars Cliff Beach

There are 158 huts on Friars Cliff beach. These are day huts and are all privately owned. All of the huts are located on sites licensed to beach hut owners for which an annual licence fee is payable. Each one is subject to terms, conditions and restrictions as detailed in the Friars Cliff beach hut handbook.

There is no waiting list as huts are normally sold by using an estate agent, by word of mouth or by advertisement. Transfer fees are payable on change of ownership.

Gundimore Beach

There are 11 huts on Gundimore beach. These are day huts and are all privately owned. All of the huts are located on sites licensed to beach hut owners for which an annual licence fee is payable. Each one is subject to the terms, conditions and restrictions as detailed in the Gundimore beach huts Handbook.

There is no waiting list as huts are normally sold by using an estate agent, by word of mouth or by advertisement. Transfer fees are payable on change of ownership.

Avon Beach

Beach hut licence fees

As a beach hut tenant, you will receive two separate bills for letting an annual beach hut site from us:

  • BCP Council for the licence hire charge
  • HM Revenue & Customs for non-domestic rates

You can choose to pay in full or monthly by direct debit.

If you already pay by direct debit, the fees will be automatically paid from your account. However, your direct debit instruction will not cover payment of any non-domestic rates due on your beach hut. When you receive your rates bill, you will be advised how you can pay this if applicable.

Licence instalment payments must be made on the due date or you will have to pay the full outstanding amount immediately or risk losing your beach hut site licence.

Beach hut transfer fees

A beach hut licence may be transferred into another person’s name when a hut is sold. Transfer fees are payable on change of ownership. Should you sell your hut or wish to transfer your beach hut licence into another person’s name, please contact the Beach Hut team who will issue you with a transfer pack and provide a transfer fee.

Non-domestic rates

HM Revenue & Customs individually rate beach huts (throughout the UK) for non-domestic rates. Beach hut tenants pay non-domestic rates separately, where these apply.

You may be able to reduce your bill. You can claim Small Business Rate Relief (SBRR), providing you do not pay Business Rates elsewhere. This will reduce the rates element of the beach hut hire by 100%. Instructions on how to apply for this reduction will be sent with your bill.
